Closing Out 2025
Our New York City real estate market performed with similar patterns this past month as it did the prior few years. Despite the attention of the mayoral race, the first few weeks of the month saw consistent buyer activity, which then calmed as we entered the weekend prior to the Thanksgiving holiday week.
Inventory rose across Manhattan and Brooklyn in October, then declined last month, though now fairly flat year-over-year in both boroughs. We see a typical decline in listings as we enter the holiday season as will-be sellers sandbag new inventory until after the new year. We anticipate the same predictable pattern these next few months.
Similarly, this time of year lends itself well to the committed buyer and the determined seller. We will be negotiating offers and ushering deals into contract the next few weeks for those who want to wrap up their sale or purchase to kick off their new year. Pricing is fair, but competition will be at its lowest, offering more stock to choose from this month.
If you’re in the camp of buyers who want to unpack their moving boxes in the first quarter of the new year, these next two weeks can offer attractive opportunities. Keep an eye on private exclusive listings through the holiday season – listings that are available on the brokerage backend website but not fully distributed publicly. For sellers who are concerned about buyer activity and potentially accumulating days on market through the holidays, this can be a win-win for them as well as the persistent buyer.
