Summer Opportunity
We saw property inventory tick up this past month in both Manhattan and Brooklyn, yet down year-over-year in both boroughs. Low inventory remains a stubborn issue. The number of properties in contract for sale also rose from last month in both boroughs, with several properties receiving multiple offers despite lagging on the market. We saw a busy start to April with a general increase in property showing requests and offers but saw a decrease toward the end of the month.
Our feet on the street perspective is that there has been disparate buyer activity, neighborhood to neighborhood and amongst property sectors with some jumping off the shelves, while others lag. A few neighborhoods are experiencing a saturation of certain property sizes, inspiring some buyer finickiness. Opportunity exists for the buyers who are ready to make decisions.
Despite the political climate, war and stock market upheaval, we anticipate a resilient market over the next few months going into summer. We think pied-a-terre shoppers will continue to have great opportunities through the summer, most purchasing with cash and competitive compared to their financing peers. If you’re in that camp, now’s the time to explore options in neighborhoods with higher inventory, particularly if renovations aren’t a deal breaker.
